Puerto Rico Digital Real Estate Registry: A Look at the Modernization of the Property Registry

The Puerto Rico Property Registry, a vital government entity in the field of real estate, has undergone a significant transformation in recent years. Its main function is to register and publicize all transactions related to real estate, providing public access to relevant information, such as property owners, legal transactions carried out, and existing charges or encumbrances.

With 29 sections distributed in 14 locations throughout the island, the Property Registry ensures wide coverage and access to its services. From the metropolitan headquarters in Santurce to the offices in Arecibo, Ponce and Utuado, the Registry is present to serve the needs of citizens everywhere.

Modernizing the Registry has been a key priority. In its first phase, the digitization of the registration pages and auxiliary books was carried out. In the second phase, a computerized application was implemented that integrates more than 100 years of registry history, thus simplifying a complicated system and allowing transactions to be carried out more efficiently.


As of March 7, 2016, the KARIBE application was launched, allowing notaries and the general public to access online services 24 hours a day, 7 days a week. This modernization coincided with the entry into force of Law No. 210-2015, known as the “Real Property Registry Law of the Commonwealth of Puerto Rico,” which marked the beginning of the Digital Real Estate Registry of the Commonwealth of Puerto Rico. This new digital system offers a number of advantages, including:

  • Presentation of documents through the Internet.
  • Simplified and easy registrations.
  • Email notifications and error correction electronically.
  • Paper-free environment.
  • Electronic signature of registrars.
  • Detailed statistical reports.
  • Direct and live connection with other government information systems.

Law No. 209-2015 also introduced significant changes to the Registry's fees, including adjustments to fees and procedures for accessing and consulting records. These changes reflect an effort to keep the Registry up to date and financially sustainable.

In conclusion, the Puerto Rico Digital Real Estate Registry represents an important step forward in the modernization and efficiency of the island's registration system. By providing easier and more convenient access to information, this advancement is expected to benefit all citizens and professionals involved in real estate transactions in Puerto Rico.
